India's First Ritz-Carlton Arrives in Hyderabad's Mindspace, Madhapur
Price on Request
The Ritz-Carlton Hyderabad, Mindspace is a 330-key hotel being developed within the Raheja Mindspace IT Park in Madhapur, marking the Ritz-Carlton brand's entry into India. The project is a joint undertaking of Chalet Hotels Ltd and Mindspace Business Parks REIT, both part of K Raheja Corp, and represents Chalet's first venture into the ultra-luxury hospitality segment after a portfolio built largely on premium and upper-upscale properties.
The hotel is planned as part of a larger mixed-use development that also includes roughly 36,255 square feet of commercial and retail space, extending the campus experience beyond accommodation into dining and retail. Its position inside an active technology and business park is intended to serve the steady flow of corporate travel that already moves through Madhapur, rather than compete for a separate leisure audience.
Under the arrangement between the two K Raheja Corp entities, Mindspace is delivering the building shell and core structure on a warm-shell lease, while Chalet Hotels is responsible for interiors, operations and the hospitality fit-out under the Ritz-Carlton flag. This division of work, paired with Chalet's long-standing operating relationship with Marriott International, is structured to keep both construction timelines and costs disciplined for a project of this scale.
Hyderabad has been named repeatedly by Chalet Hotels as one of its strongest-performing markets, and the city's technology, pharmaceutical and corporate sectors have sustained demand for high-end accommodation in the Madhapur-HITEC City belt for years. The board's approval of the project on February 23, 2026, with a targeted 36-month construction window, positions the hotel to open as that demand continues to build, at a total project cost estimated between Rs. 930 crore and Rs. 940 crore.
Once operational, the hotel will be Chalet Hotels' third property in Hyderabad, alongside its existing hotels in the city, and its first anywhere under the Ritz-Carlton name.

Building B18, Raheja Mindspace IT Park, Hitech City Road, Hyderabad 500081 · Madhapur · Hyderabad
Madhapur sits at the center of Hyderabad's HITEC City corridor, a district built around campuses of global technology and pharmaceutical firms and anchored by the Raheja Mindspace IT Park. The locality is served by the Blue Line of the Hyderabad Metro, with HITEC City and Durgam Cheruvu stations both within walking distance, and connects to Rajiv Gandhi International Airport via the Nehru Outer Ring Road. Neighbouring business hubs Gachibowli and Kondapur, along with landmarks such as Cyber Towers, Inorbit Mall and the Hyderabad International Convention Centre, reinforce Madhapur's standing as one of the city's busiest commercial addresses.
Placing an ultra-luxury hotel inside the Mindspace campus itself puts guests steps from the office towers that drive Hyderabad's corporate travel demand, rather than a drive away from it. The address benefits from the day-to-day infrastructure of an established IT park, including retail, dining and transit already in place, while offering the scale to add a flagship hospitality component the district has not previously had.

The ORR links Madhapur directly to Rajiv Gandhi International Airport and to peripheral business corridors, keeping the Mindspace campus within a roughly 35-minute drive of the airport for business travellers.
HITEC City and Durgam Cheruvu metro stations sit within walking distance of the Mindspace campus, giving guests and office occupants a transit link across the western IT corridor without relying on road traffic.
Facilities such as the Hyderabad International Convention Centre and HITEX Exhibition Centre in the surrounding corridor continue to draw large-format business and exhibition travel into the Madhapur-HITEC City belt.
Continued office construction in the neighbouring Gachibowli and Financial District micro-markets is sustaining the corporate travel base that supports high-end hotel demand across the wider HITEC City corridor.
Telangana's planned Regional Ring Road, encircling greater Hyderabad, is expected to ease long-distance road access to the western IT corridor over the coming years, widening the catchment for business travel into Madhapur.
This project marks the Ritz-Carlton brand's debut in the country, giving Hyderabad the first address under a name globally associated with ultra-luxury hospitality, ahead of any other Indian city.
The hotel sits within the operating Raheja Mindspace IT Park in Madhapur, placing it directly among the office campuses that generate Hyderabad's corporate travel demand, rather than in a standalone location.
The development is a joint effort of Chalet Hotels and Mindspace Business Parks REIT, both part of K Raheja Corp, combining an established hospitality operator with an experienced commercial real estate landlord.
Mindspace delivers the building shell and core services while Chalet Hotels handles interiors and operations, a structure designed to keep construction costs and timelines disciplined for a project of this scale.
Chalet Hotels' long-standing operating relationship with Marriott International, which owns the Ritz-Carlton brand, has supported favourable terms for bringing the flag to this specific Hyderabad development.
Hyderabad is already one of Chalet Hotels' best-performing markets, where the company operates other properties in the city, giving this new ultra-luxury hotel a track record of local demand to build on.
