The Address & The Vision

An Address Worth Owning

K Raheja Chalet Hotels Resort, Bambolim, Goa is an upcoming beachfront resort being developed by Chalet Hotels Limited, the hospitality company of K Raheja Corp. The company's board approved entering into a binding term sheet for the acquisition of Lakeview Mercantile Company Private Limited, which owns over 15 acres of beachfront land in Bambolim, North Goa. This land comes with the potential to develop a 170-room luxury resort.

The setting promises the unhurried rhythm that has made Bambolim's stretch of coast a long-standing hospitality address, framed by the Arabian Sea on one side and the quiet institutional geography of Tiswadi Taluka on the other. This will be Chalet's second project in the sought after holiday destination, reflecting the group's belief in Goa's long-term potential. The idea is a resort experience built around the coastline itself, rather than one that competes with it.

Design intent for the property will follow the approach Chalet Hotels has applied across its portfolio of high-end hotels and resorts, where each asset is developed and asset-managed in-house rather than handed off entirely to a third party. Chalet Hotels Limited, part of K Raheja Corp, is an owner, developer, asset manager and operator of high-end hotels and luxury resorts in India, comprising 11 operating hotels and resorts with 3,314 keys across globally recognised hospitality brands including JW Marriott, The Westin and Novotel. That same operating discipline is expected to inform the Bambolim resort as it moves from land parcel to built asset.

The timing follows a broader expansion in the company's development pipeline. The company has approximately 1,250 rooms under development, and is augmenting its commercial real estate portfolio from the current 2.4 million square feet to 3.3 million square feet. Bambolim's beachfront setting, combined with its proximity to Panaji and to both of Goa's airports, gives the location a practical case alongside its scenic one.

For a resort still in its planning stages, Bambolim already carries the credentials of a serious hospitality address, and this project adds another chapter to that story under a group with a long institutional track record in Indian real estate and hospitality.

Location / Address

A Defining Address

Tiswadi Taluka, North Goa District, Goa · Goa

Bambolim sits on the North Goa coastline in Tiswadi Taluka, a quiet stretch of shoreline that has long drawn established hospitality names to its beach. Grand Hyatt Goa, a five-star deluxe property, occupies a 28-acre site here and stands roughly 7 km from the state capital, Panaji, and about 25 km from Dabolim Airport, placing Bambolim firmly within easy reach of the city while retaining a beach-town character. The locality is anchored by Bambolim Beach itself, the Goa Medical College and Hospital campus nearby, and the Goa University precinct, giving the area a mix of coastal calm and institutional presence.

This particular address benefits from a beachfront land holding of over 15 acres, the scale that allowed Chalet Hotels to identify it as suitable for a luxury resort of the size the company has planned. Its position along the Bambolim coast keeps it close to Panaji's administrative and commercial core, to the region's healthcare and education anchors, and to both of Goa's airports, while still opening directly onto the Arabian Sea.

Why Invest

Compelling Reasons

1

Beachfront land scale

The resort is planned on a beachfront parcel of over 15 acres in Bambolim, North Goa, giving it the room for a low-density, resort-style layout rather than a compact city-hotel footprint.

2

Institutional developer pedigree

Chalet Hotels, the developer, is a listed company that went public in January 2019 and is part of K Raheja Corp, a Mumbai-based group with a real estate history dating back to 1956.

3

Second Chalet resort in Goa

This is Chalet Hotels' second project in Goa after its planned resort at Varca, reflecting the group's stated belief in the state's long-term tourism potential.

4

Part of a larger development pipeline

The Bambolim resort sits within a company-wide pipeline of roughly 1,250 rooms under development, indicating a period of active expansion across the group's hospitality portfolio.

5

Proximity to Panaji and both airports

Bambolim is close to Panaji, roughly 7 km away, and within reach of both Dabolim Airport and Manohar International Airport at Mopa, keeping the resort accessible for both domestic and international travellers.

6

Backed by a diversified real estate group

K Raheja Corp's operations span commercial, residential, retail and hospitality real estate across India, giving the Bambolim resort the backing of a group with decades of experience delivering large-scale projects.

About the Developer

K Raheja Corp

Founded in Mumbai in 1956 by Chandru Raheja, K Raheja Corp has grown over nearly seven decades from a single-city construction firm into one of India's most diversified real estate conglomerates. The group today operates across six distinct business verticals — commercial office parks, luxury residences, upscale hospitality, destination malls, organised retail, and power — and houses three publicly listed entities: Mindspace Business Parks REIT, Chalet Hotels Ltd., and Shoppers Stop Ltd. Headquartered at Raheja Tower in Bandra Kurla Complex, Mumbai, the group employs more than 13,000 people and maintains active operations in Mumbai, Pune, Hyderabad, Chennai, Bengaluru, and Goa.

The group's approach to development is built on a build-and-hold philosophy rather than a transactional build-and-sell model, which it has applied most visibly in its commercial portfolio. Under the Mindspace and Commerzone brands, K Raheja Corp has developed over 54 million square feet of Grade-A office space, making it the second-largest commercial developer in India by scale. In August 2020, a portion of this portfolio was carved into Mindspace Business Parks REIT — listed on Indian stock exchanges — with a total leasable area of 33.1 million square feet across the Mumbai region, Hyderabad, Pune, and Chennai, serving over 210 domestic and foreign multinationals. The REIT was also the first real estate entity in India to commit to both the EV100 and RE100 initiatives of the Climate Group.

The group's residential arm, K Raheja Corp Homes, has been active for four decades and has delivered over 10 million square feet of residential area across 30-plus projects, creating homes for more than 8,500 families. Signature addresses include Raheja Vivarea in Mahalaxmi, Mumbai — a 14-acre low-density community launched in 2007 — and Raheja Artesia in Worli, offering sea-facing 4 BHK residences. In Pune, the group has shaped micro-markets along NIBM Road and the Hinjewadi-Balewadi corridor through projects such as Raheja Reserve and Raheja Vistas Premiere. Its hospitality arm, operated through Chalet Hotels Ltd., owns and manages 10 operating hotels totalling 3,052 keys under globally recognised brands including JW Marriott, Westin, and Sheraton. The Inorbit Malls business operates five shopping centres covering approximately 2.7 million square feet across Mumbai, Navi Mumbai, Hyderabad, Vadodara, and Hubballi.

At the core of K Raheja Corp's ownership philosophy is a commitment to environments that outlast individual transactions. The group became a founding signatory to the CII-Green Building Council's memorandum of understanding for green construction in India in 2007, and has since received Gold and Platinum certifications across multiple assets. Mindspace Business Parks received the SEAL Environmental Initiative Award, and in 2023 K Raheja Corp Homes was recognised for Best Sustainable Project of the Year by the UBS Forum. The group has also been honoured as Best Real Estate Development Firm for Excellence in Indian Residential Development by the Sustainable Building Award, United Kingdom. Across more than 100 awards accumulated over the decades, the throughline is consistent: quality of construction, transparency with buyers, and timely handover.
