Supreme Court Resolves Land Dispute for Four Points by Sheraton Navi Mumbai

Chalet Hotels Limited achieved a major legal success at the Supreme Court of India on May 26, 2026, regarding land for its Four Points by Sheraton Navi Mumbai, Vashi hotel. The Supreme Court's decision cancelled a prior ruling by the Bombay High Court.

The Supreme Court set aside the Bombay High Court's order that required the return of the land plot and vacant possession to CIDCO, and instead established a way to regularize Chalet Hotels' land allotment. This judgment removes significant legal uncertainty surrounding the property and prevents the loss of the asset, which is vital for maintaining investor confidence.

Background of the Dispute

The legal dispute originated from two Public Interest Litigations filed before the Bombay High Court, which challenged the land allotment by CIDCO to K. Raheja Corp Private Limited (KRCPL), the entity through which Chalet Hotels operates the hotel. The High Court had previously directed the restoration of the subject plot to its original condition and the delivery of vacant possession to CIDCO.

Challenging this directive, KRCPL filed a Special Leave Petition in the Supreme Court, which has now resulted in a favorable outcome for the company.

Regularisation Process Ahead

The land allotment for the Four Points by Sheraton Navi Mumbai, Vashi is now slated for regularization, subject to Chalet Hotels making payments as specified by the Supreme Court. CIDCO approved regularisation of the allotment through Board Resolution dated 4 February 2026, subject to payment of differential premium, interest and taxes.

Financial Performance and Expansion

Chalet Hotels Limited reported strong financial performance for FY26, with consolidated total income reaching INR 28,124 million, a 60% increase from the previous year, and net profit after tax of INR 6,450 million, marking a 353% year-on-year surge.

K Raheja Corp promotes Chalet Hotels as a high-end hotel chain in India with established global brands including Sheraton, Westin and JW Marriott. The resolution of this long-standing legal matter removes a key operational risk for the Navi Mumbai property and provides clarity on the asset's future as the company continues its growth trajectory across India's hospitality sector.
