Mindspace REIT Completes ₹2,541 Crore Acquisition of Commerzone Pallikaranai
On March 31, 2026, Mindspace Business Parks REIT announced the acquisition of 100 per cent equity shareholding in Sycamore Properties Private Limited and Content Properties Private Limited, comprising 2.6 million sq ft at Commerzone Pallikaranai on the Pallavaram–Thoraipakkam Road (PTR) in Chennai, for Rs 2,541 crore. The acquisition is part of the Right of First Offer (ROFO) pipeline from sponsor K Raheja Corp and marks the fifth asset purchase from the sponsor portfolio.
Campus Specifications and Tenant Profile
Commerzone Pallikaranai is a 12.4-acre Grade A office campus with 1.4 million square feet (msf) of completed space across two blocks and 1.2 msf under construction, expected to be delivered by March 2027. The campus holds IGBC Platinum and WELL Platinum certifications.
Committed occupancy of the completed portfolio stands at approximately 70 per cent, with in-place rent at approximately ₹63 per sq ft per month and recent deals at approximately ₹85 per sq ft. Shell, a Fortune Global 500 company, occupies approximately 55 per cent of the leased area.
Financial Structure and Regulatory Approval
The Board of the Manager to Mindspace Business Parks REIT has approved the transaction and preferential issuance of up to Rs 675 cr, subject to unitholders and other regulatory approvals. The transaction value represents a 3.4 per cent discount to the average of two independent valuations. Units will be issued at Rs 484.89 apiece, compared with the closing market price of Rs 449 on March 31.
Portfolio Impact and Chennai Strategy
This transaction marks Mindspace REIT's second acquisition post listing in Chennai, demonstrating the REIT's ability to consistently execute on its well-defined growth strategy. Following the acquisition, Mindspace's leasable portfolio will increase to about 41.6 msf from 39 msf (September 2025), while gross asset value (GAV) will rise to Rs 46,760 crore from Rs 44,130 crore.
This acquisition increases Chennai's share in Mindspace REIT's portfolio from around 3% to nearly 9%, signaling a strong strategic push into the city. With PTR already established as one of Chennai's major office corridors, where demand continues to outpace supply, this acquisition positions the REIT strongly to capture future leasing demand, rental upside and long-term value creation for unitholders.
Developer Background
Founded in 1956 by Chandru Raheja, K Raheja Corp was formed after a split between Raheja brothers as a separate group. The group is the second largest commercial developer in India. K Raheja Corp operates its commercial business under the brands Mindspace and Commerzone with projects in Mumbai, Hyderabad, Pune and Chennai.
In 2020, K Raheja Corp sponsored the launch of Mindspace Business Parks REIT, India's first real estate investment trust focused on business parks, which listed on stock exchanges in August at an 11% premium to its issue price of Rs 275 per unit. The REIT's Chennai presence now extends beyond Commerzone Pallikaranai as part of its concentrated expansion in South India's largest IT hub.
