Mindspace Business Parks REIT Secures Global No. 1 Ranking in Environmental Performance
Mindspace Business Parks REIT has achieved the No. 1 global ranking for Environmental Performance in the 2025 S&P Global Corporate Sustainability Assessment, scoring 84 among 379 real estate companies worldwide, and becoming the only Indian REIT in the top 10% of S&P Global Sustainability Yearbook 2026.
Scope of the Recognition
The S&P Global Sustainability Yearbook 2026 evaluated over 9,200 companies through the 2025 S&P Global CSA, with 848 companies selected based on their scores. The REIT has also been recognized as the only Indian REIT among the top 10% global performers in the S&P Global Sustainability Yearbook 2026, marking a significant elevation from Sustainability Yearbook Member to earning the prestigious Industry Distinction 2026.
Sustained Performance Improvement
With a CSA score of 73/100, Mindspace REIT demonstrated consistent improvement from 52 in FY23 to 70 in FY24 and 73 in FY25, while also ranking Top 3 globally in Social dimension and achieving a perfect 100/100 score in Transparency & Reporting.

Portfolio Characteristics
The REIT has a diversified and high-quality tenant base, with over 270 tenants. Most of the buildings in the portfolio are either Gold or Platinum Green Building Certified (IGBC/LEED). The REIT owns quality office assets located in four key office markets of India, namely the Mumbai Region, Pune, Hyderabad, and Chennai, and has one of the largest Grade-A office portfolios globally. The portfolio has a total leasable area of 39.0 msf, comprising 31.9 msf of completed area, 3.6 msf of area under construction, and 3.5 msf of future development.
