Mindspace Business Parks REIT's Executive Committee is scheduled to convene on July 9, 2026, to consider raising fresh funds through non-convertible debentures, commercial papers, or other permitted debt instruments. The meeting reflects the REIT's ongoing approach to refinancing and capital deployment as it manages a diversified portfolio of office assets across India's major commercial centres.
Capital Market Track Record
The Executive Committee had previously approved a fundraising plan to raise up to ₹16,500 crore through non-convertible debt securities and commercial papers in one or more tranches. To date, Mindspace REIT and its special purpose vehicles have cumulatively raised approximately ₹16,400 crore through capital market instruments, including NCDs, Commercial Papers, Green Bonds, and Sustainability Linked Bonds.
Recent capital market activity reflects disciplined debt management. In the quarter ended June 30, 2026, Mindspace Business Parks REIT paid interest on 14 NCD series and redeemed the ₹500 crore principal for Series 6 NCDs on maturity. Earlier in May 2026, the REIT raised ₹500 crore through a 10-year NCD issuance carrying a fixed coupon rate of 7.63 per cent per annum, payable quarterly.
Credit Ratings and Investor Confidence
Both CRISIL and ICRA have reaffirmed top-tier issuer ratings at AAA/Stable for Mindspace REIT. CRISIL's reaffirmation covers NCDs totalling over ₹7,700 crore and commercial paper worth ₹2,500 crore, both rated AAA/Stable and A1+ respectively. As of FY26, Mindspace REIT reported occupancy of 97 per cent across its portfolio, excluding the Hyderabad Pocharam property.
Portfolio and Market Position
The REIT's portfolio consists of high-quality Grade-A business campuses, independent office buildings, and state-of-the-art data centres. As of March 31, 2026, the portfolio comprised a total leasable area of 39.0 million square feet, including 31.9 million square feet of completed area, 3.6 million square feet under construction, and 3.5 million square feet of future development. Mindspace REIT maintains a presence in Mumbai Region, Hyderabad, Pune and Chennai—the key office markets of India.

K Raheja Corp Group serves as sponsor of Mindspace Business Parks REIT. Founded in 1956, K Raheja Corp was established following a split between Raheja brothers. The group operates its commercial business under the Mindspace and Commerzone brands with projects in Mumbai, Hyderabad, Pune and Chennai. Mindspace Business Parks REIT was listed on Indian bourses in August 2020.
Financial Health and Distribution
In FY 2025-26, Mindspace REIT's net operating income stood at ₹26,636 million, registering 29.2 per cent year-on-year growth, while total distributions for the year amounted to ₹15,164 million with a distribution per unit of ₹24.09, reflecting 9.7 per cent year-on-year growth. The REIT maintained a conservative net debt to value ratio of approximately 24.3 per cent as of March 31, 2026.
