Mindspace Airoli East earns IGBC Green Landscape Gold Rating

Mindspace Business Parks REIT announced on 1 October 2026 that Mindspace Airoli East in Navi Mumbai had received the Indian Green Building Council’s (IGBC) Green Landscape Gold Rating. The recognition assesses the design, management and ecological performance of landscaped areas, extending sustainability evaluation beyond a building’s systems and materials.

The REIT said it was the first in India to receive the distinction. K Raheja Corp’s newsroom reported the announcement on 5 October 2026. At the Airoli East campus, landscape measures include more than 60% native and adaptive green cover, with over 30% of vegetation supporting local birds and insects.

Landscape design and campus initiatives

The IGBC rating considers how landscaped spaces contribute to biodiversity, resource efficiency and sustainable operations. Mindspace Airoli East combines habitat-focused planting with measures intended to reduce resource use and support employees’ experience of the campus.

  • More than 60% of the green cover comprises native and adaptive plants, while more than 30% of vegetation supports local birds and insects.
  • Smart landscape lighting delivers up to 77% energy savings, and all landscape waste is composted onsite.
  • A native plant nursery, stingless honeybee colonies and a butterfly garden form part of the campus’s biodiversity initiatives.
  • A plant bio-sonification installation translates plant activity into sound.
  • Spaces for walking, sports, yoga and meditation add recreational and well-being uses to the landscaped areas.

The campus is also piloting smart water metering. IoT-enabled ultrasonic and clamp-on meters monitor consumption in real time and flag potential leaks. The programme brings water-use monitoring into the management of the landscape alongside energy-saving lighting and onsite composting.

Mindspace REIT managing director and CEO Ramesh Nair said the rating reflected the integration of sustainability into campus design and operations. He said the REIT intended to strengthen this approach across its portfolio, with the aim of creating value for occupiers and investors. S. Karthikeyan, executive director of IGBC, GreenPro & CIES, described the recognition as an acknowledgement of biodiversity and responsible landscape management, and said it could encourage wider use of nature-positive practices in commercial real estate.
