Athiva Hyderabad Enters Financial District

Chalet Hotels Limited, part of K Raheja Corp, has added a 150-key hotel to its development pipeline in Hyderabad, operating under the company's Athiva brand. The project marks Chalet's fourth hotel in the city and its first entry into the Financial District.

Location and Development Model

The Hyderabad property is an upper-upscale ATHIVA hotel in the Financial District and will convert an existing office building under a warm shell model with Chalet completing fit-outs. The hotel will involve the repurposing of an existing building owned by an SPV of Mindspace REIT.

The hotels will be operated under a long-term lease by Chalet Hotels from special purpose vehicles (SPVs) owned by Mindspace Business Parks REIT.

Amenities and Timeline

The property will provide three food and beverage outlets and about 4,300 sq ft of banquet space and is scheduled to open in FY2029.

Athiva Brand

Athiva is a premium lifestyle hotel brand launched by Chalet Hotels. The hotels will be positioned in the upper-upscale segment and are expected to deepen Chalet's presence in two of India's most significant commercial markets.

Strategic Context

Hyderabad's Financial District occupies a master-planned commercial core of roughly 100 acres in Nanakramguda, within Serilingampally mandal in the city's western corridor, and sits close to the HITEC City-Gachibowli IT corridor to the north and east. The Financial District is driven by strong infrastructure connectivity and a high concentration of Global Capability Centres.
