Chalet Hotels Board Approves ₹633 Crore Luxury Development in Hyderabad

Chalet Hotels Ltd, a prominent hospitality company under the K Raheja Corp group, has given the green light to develop a 330-room luxury hotel in Madhapur, Hyderabad. The board of directors approved the project on February 23, 2026, marking a significant expansion of the company's footprint in the city's commercial hub.

Project Scope and Investment

The development comprises approximately 330 luxury hotel rooms and 36,255 square feet of commercial and retail space in Hyderabad. The total investment for the project is estimated at ₹632.8 crore, which will be funded through a combination of internal accruals and debt financing.

The project will be executed on a warm shell lease basis, with the company serving as both developer and operator. The project is being developed by Chalet Hotels in partnership with Mindspace, with Marriott International managing the Ritz-Carlton property.

Market Position

The development, slated for operationalization by FY2029, marks the company's third hotel in the city and is part of its aggressive expansion strategy in key growth markets.

Madhapur sits at the heart of Hyderabad's technology corridor, alongside HITEC City and the wider western business district. Over the past decade, this micro-market has evolved from a technology cluster into a fully integrated commercial and lifestyle zone. The area hosts global IT majors, financial services firms, consulting companies, and start-ups, generating consistent demand for business travel, long-stay executives, consultants, and visiting delegations.

Strategic Significance

Chalet Hotels has identified Hyderabad as one of its best-performing markets. Adding a Ritz-Carlton is expected to strengthen the company's position in a city where demand for high-end accommodation continues to grow. Once completed, the property will become Chalet Hotels' third hotel in Hyderabad and its first ultra-luxury project under the Ritz-Carlton brand.

In technology-led markets like Hyderabad, travel demand is largely driven by business mobility rather than seasonal leisure patterns. Hotels located within or adjacent to business parks enjoy higher weekday occupancies and stable year-round demand.
